We do NOT refinance loans and we do NOT offer dangerous lease-back contracts to our clients! There are many companies out there who claim they can help you if you are facing foreclosure but they rely on the Lender for the resolution and if you cannot meet the Lenders terms, you can still lose your home. Many are scams and unethical shysters who will waste your time.

 However, our professional strategy turns the table and we help you take control of the situation. We provide a 3rd party method for You the homeowner to re-establish communications with the lenders and one that will provide support in obtaining Mortgage Forbearance, Repayment Plans, Loan/Mortgage Modifications, Re-Amortization, One-Time Assumption on otherwise non-assumable loans when possible, and of course we charge a fee.

Financial Relief Solutions (FRS) is a Loss Mitigation and Short Sale Specialist company. 

Pre-Foreclosure “Short Sales” are a negotiated settlement or workout wherein the Lender, having considered a formal proposal from Financial Relief Solutions consistent with their internal criteria, agrees to accept less than the full payoff amount due from You (Borrower). The bottom line is a “Short Sale” workout program permits a qualified homeowner to sell a property irrespective of the amount owed and to settle for less than what is owed to the Lender/Mortgage company. They do this as an alternative to the expensive and time consuming process of foreclosure. Each mortgage company has their own set of processes through which they decide whether or not to accept a short sale, and while there are many similarities, each has its own requirements for approval.

 Financial Relief Solutions acting as a third party mediator, has a distinct advantage in negotiating with your mortgage company. We have developed an effective and streamlined solution to working out Short Sale transactions. We have the capability along with the knowledge that can assist the homeowner in getting a successful Short Sale approval. Many homeowners have experienced inflexibility from their bank/lender. We get the bank/lender to listen to your needs because they know and trust us. That kind of experience gives us credibility with many lenders. We've developed working relationships with key people in the pre-foreclosure and loss mitigation  departments at most banks/lenders. Our integrity and professionalism allows us to be heard when no one else can. We use our experience and connections to the homeowners advantage.

The Lender may accept, reject, or make a counter offer to our Proposal. But it does not end there.

 Just fill out the forms and documents that we provide for you. Among them will be a Short Sale Hardship package that must be completed in full. These are the requirements for considering and approving a Short Sale. Once they are completed and given back to us we will start your case immediately. If the request is approved, appropriate documents will be forwarded for your signatures. Terms must be agreeable to You, (the Seller) and the decision to proceed will be Yours.

 A successful “Short Sale” requires extraordinary professionalism from your real estate broker; and cooperation from you the Owner, The Buyer, and the Lender. Please notify us if you are contacted by your Lender (telephone, mail, or a face to face visit). It is important that you do not discuss anything with your Lender/Mortgage company from here on. If contact is made promptly advise your Lender that you are currently seeking a “Short Sale” workout and that you have listed the property for sale with a licensed real estate broker and are requesting that all correspondence, requests etc. be forwarded to Financial Relief Solutions who will be handling any negotiations.

 So go ahead and list your property with a Real Estate agent right away if you have not already done so. Lenders want to be shown that a valid attempt to sell the property at a value that would pay off debts in full has been made and for sufficient market time. With out that, they have less evidence that the property isn't worth what is owed and no fair market sale attempt has been made. It is even better when the attempt is at a Zero Net to Seller or below. This is far easier to do if you are working directly with a Real Estate agent you have a relationship with.

 If your home has any repairs that need to be completed this will definitely help in the price negotiations so write down any repairs that need to be done, otherwise the best chance to create equity in the deal so that it will be an attractive price for a potential buyer will be through influencing the BPO. Not by any fraudulent means however but by emphasizing ANY deficiencies, defects, local contributing factors to property values, etc. and get the BPO to come in as low as possible.  Appraisers tend to appraise properties at the very highest number they can, and we need that person to look at things differently.
